What are Wall Ties?
Wall ties are an element in the construction of cavity walls, which are a fairly common feature in buildings dating from the beginning of the 20th Century. A cavity wall is made up of two walls with a space in the middle, and can provide heat insulation and protection against water. The two walls are held together with ties, which are normally made of metal with a zinc or bitumen coating.
Why do I need Wall Tie Replacement?
In the last 30 years it has been discovered that some wall ties are not as durable as they were thought to be during the installation process. The ties were supposedly intended to last as long as the building itself, but were failing within a few decades. The reason for this normally lay in a fault in the galvanisation technique used on the ties. The ties were not sufficiently protected from moisture, leaving them vulnerable to a more rapid rate of corrosion and deterioration. Corroded cavity wall ties expand, which can cause walls to crack or bulge. These problems, in addition to being unattractive, can contribute to walls weakening or even collapsing. What should I look for?
Wall tie failure can produce some of the following indicators, these include horizontal or stepped diagonal cracking of the cement/mortar between the bricks. This cracking is caused as the corroded wall ties expand and movement between the brickwork is created. Also look for bulges in the walls, and the wall appearing to ‘lift’ just below the roof line, as ties begin to fail in multiple courses of brickwork. Any of these symptoms should be treated as a possible indication that your wall ties are failing and may need urgent replacement to ensure that the wall remains safe.
